Apartment managers are required to make reasonable accommodations in policies and procedures-for example, allowing assigned parking for those with mobility impairments or service animals for those who need them. Landlords are also required to allow tenants with disabilities to make modifications to the unit, such as removing carpet, installing ramps, lowering counter tops, etc. However, the landlord can require this work to be done by a professional AT THE TENANT'S EXPENSE and that the tenant returns the unit to its original condition upon move-out. Apartments or other multi-family housing (such as condominiums) that were built after March 1991, must include specific accessibility features-clear paths from parking and common areas to individual units, 32" wide doorways, low thresholds, electrical outlets and thermostats reachable from a wheelchair, sufficient floor space for wheelchairs in kitchens and bathrooms and sufficiently wide hallways, interior doorways and closets.
